The biggest mistake I see buyers make in Ocean City is thinking they can beat the market.
The short version
Trying to time the perfect moment usually costs buyers. Most who waited would have paid less or had more options if they'd acted sooner. Buy for the next five to seven years, not the short term.
Waiting for the “perfect” moment
It's natural to want to time it just right, to hold off for a better price or a better listing next month. I see it all the time.
Here's what I've seen: most of the time, buyers who waited would have paid less or had more options if they'd acted sooner.
Think five to seven years, not five to seven months
My advice is to buy for the next five to seven years, not the short term. When you buy for the long run, you stop chasing the perfect moment and start looking for the right home, one that fits you and your family for years to come.
A few questions worth asking yourself before you start:
- Where do you see your family in five to seven years?
- How will you use the home: summers, weekends or year-round?
- What does it need to fit, beyond this season?
Why the long view fits Ocean City
From an investment standpoint, Ocean City has devoted seasonal demand and a strong year-round community, with great schools from preschool through high school. In my opinion, that's the perfect ecosystem to invest your money for consistent, strong demand and growth.
And you get the best of both worlds. In the off-season, the crowds disappear and it feels like you have the place to yourself. Then, right when you've had enough of winter, the town comes alive again.
Having someone in your corner
I work one-on-one with every buyer, from the first showing to the closing table and beyond. If you have a question about a home or a street, call or text me directly. I pride myself on getting back to clients quickly.
