The old Sandcastle Park at 34th Street is gone. An $8 million rec complex with a new playground, pickleball, courts and a summer stage is on schedule for summer 2027.
The short version
The old Sandcastle Park at 34th Street is gone. In its place, Ocean City is building an $8 million recreation complex with a new playground, pickleball, basketball and tennis courts, new restrooms, and an outdoor stage for family events. As of Oct. 9, the mayor says construction is on schedule for next summer.

Plenty of Ocean City kids, and plenty of their parents, grew up climbing on Sandcastle Park. So seeing the lot cleared out might sting a little. But what's coming next looks like a real upgrade for families, year-round residents and anyone who loves a good pickleball game.
What's being built
The complex sits between 34th and 35th streets, from West to Asbury avenues. Based on the plans described by the city and NJ.com, it includes:
- A brand-new playground (the city calls it "state-of-the-art")
- A building with public restrooms and offices
- New basketball courts, plus an ADA-accessible dunk court designed for kids with disabilities
- Tennis courts
- Three family pickleball courts
- An outdoor stage for family-friendly events, which will become the permanent home of programs like the Wednesday evening entertainment series
Where construction stands
In his Oct. 9 update, Mayor Jay Gillian said demolition is complete and pilings are in for the new restroom and office building. Playground foundations are going in, and crews are prepping the tennis, pickleball and basketball areas for paving. "Everything is on schedule," he wrote.
City spokesman Doug Bergen told NJ.com the complex "will be ready in time for next summer." The city's capital projects page lists the schedule as fall 2026 to spring 2027.
Who's paying for it
The project costs about $8 million. A $3.5 million Cape May County open-space grant covers part of it.
Why it matters (my take)
34th Street is one of the island's main front doors. It's where many visitors first arrive from the Route 52 causeway. The city has said this project continues its push to revitalize that gateway, and the county's Roosevelt Boulevard/34th Street corridor reconstruction is now listed as complete on the city's capital projects page.
From a home-buyer's point of view, amenities like this matter. A walkable playground, courts and a summer stage are the kinds of things families put on their wish lists. They're also a nice feature for owners who rent their homes to summer guests. If you've been eyeing the south end or mid-island, keep this one in mind.
What to watch
- Paving of the courts this fall
- The new restroom and office building going up
- An opening date announcement ahead of summer 2027
Jim’s Take: A tip from our local expert.
A walkable playground, courts and a summer stage are on a lot of families' wish lists, and they're a nice extra for owners who rent to summer guests. If you're shopping the south end or mid-island, take a ride past 34th Street this fall and picture next summer. The homes a few blocks away are worth a look now, before the park opens.
